Requirements for
Rental Application

Please note all requested documents will be uploaded to the document portal.

● Government Issued Photo ID

● Two most recent pay stub or most recent bank statement

● Paid Application Fee $42.95 for all occupants over 18 years of age

● Credit and Background check

● Completed Application Form

● Include at least 2 previous landlord reference

● Pets if allowed: If property allows pets, all applicants must complete pet screening

A welcoming environment is paramount to all of our residents. To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile (No Pet/Pet/Animal). This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.

- $20 for an individual Pet Profile

- $15 for each additional Pet Profile

- No charge ($0) for an Assistance Animal Accommodation Request

- No charge ($0) for a No-Pet Profile

Criteria for Approval:

● INCOME:

- Option 1: Must have verifiable income of three times (3X) rent

▪ For example: If the rent is $1,000/month, qualified applicants would have an income of at least $3,000/month

- Option 2: Housing Choice Voucher/Section 8 Voucher that meets or exceeds the stated Rent amount, matches the same number of bedrooms of the property AND allows for AT LEAST an additional $200 for utilities

▪ For example: If a 3 bedroom home that rents for $1000 per month, qualified applicants would have a voucher for at least 3 Bedroom or more voucher valued at a minimum of $1,200 per month in hand

- Last two (2) current paycheck stubs from your employer will be required. Verifiable income or liquid assets equal to three (3) times the total annual rent will be required for unemployed applicants. (Verifiable income may mean, but is not limited to bank accounts, alimony/child support, trust accounts, social security, unemployment, welfare, grants/loans.) Self-employed applicants will be required to show proof of income through copies of the previous tax return. Self-employed applicants will be verified through state records. A recorded business name or corporate filing may be sufficient to meet the verification of employment.

- The application will be denied if the legal source of income cannot be verified.

- CO-SIGNER

▪ Co-signers are accepted when the rent to income ratio is not met by the applicant.

▪ Co-signers must complete an application for residency and be processed as a guarantor-signer

▪ Must have income of 5 times(5X) the monthly rent.

▪ Co-signermustsigntheGuaranty/Co-Signer Agreement.

▪ Co-signer must reside in the United States.

● CRIMINAL HISTORY

- A criminal background check will be conducted for each applicant.

- The application(s) will be denied if any applicant has an existing criminal record or charge pending for drug-related crimes, prostitution, firearms or crimes against person or property. This would include a felony or misdemeanor conviction, or adjudicated verdict.

- No felony convictions within the last 7 years

- No convictions of the sale, possession or manufacturing of controlled substance within the past (7) seven years

- No convicted felonies of illegal manufacture or distribution of a controlled substance, felonies resulting in bodily harm or intentional damage or destruction of property for example, “arson”.

- No Pending Felony or Drug Charges

- No deferred Adjudication for a felony within the past (7) years

- No convictions of sexually related offenses for any time period.

● Rental History

- No Evictions in the past 3 years.

- First-time renters that have no rental history must meet our income qualifications and may require a RiskManagement Fee if the applicant receives a conditional approval.

● Credit History

- Satisfactory Credit rating

- Applicant credit history is evaluated by a third-party screening service

- Applicant's credit history will be reviewed for late payments, charge-offs, unpaid collections, bankruptcy, judgments and eviction records. Applicants with a credit score below 500 or negative credit history may require RiskManagement Fee if the applicant receives a conditional approval.

● OCCUPANCY

- Maximum number of persons per apartment: 2 persons per bedroom.

- If an approved applicant does not submit the security deposit payment within 24 hours of approval, the Landlord reserves the right to continue to show the property to prospective residents.

- In the event multiple applications are received for a property, an offer to rent will be extended to the most qualified applicant. If no response is received within 24 hours, the Landlord reserves the right to move on to the next most qualified applicant. Upon an accepted offer to lease, any remaining applicants will be notified that the property is no longer available.

- Applicants will obtain and maintain renter’s insurance.

- Applicants will transfer all resident paid utilities on the day of lease signing.

CONDITIONAL APPLICATIONS

- If an applicant receives an Approval with Conditions, an additional nonrefundable risk management fee not to exceed $500 will be required in addition to the standard deposit for the unit rented.

DECLINED APPLICATIONS (If any of the following apply, the application will be declined):

● No verifiable income or salary.

● Falsification of rental application or any documentation provided by applicant

● Applicant currently in a recently opened Chapter 7 or Chapter 13 Bankruptcy that can have creditors added.

● Applicant currently owing current landlord or a bad debt within the last 12 months.

● Non-U.S.citizens who do not provide the required U.S.INS documents.

● Applicant has been convicted of a felony that poses a threat to other residents.

Your cost to move-in could include:

● Non-Refundable Application Fee per adult.

● Security Deposit

● Non-Refundable $200/pet fee per pet

● Pet Rent $30/per pet/per month

● Risk Management Fee w/ conditional approvals

A PAID HOLDING DEPOSIT IS REQUIRED BEFORE A PROPERTY WILL BE HELD AND TAKEN OFF THE MARKET.

Holding deposit of $150 is applied towards security deposit upon move in. In the event of an applicant pays a holding deposit and decides not to move in, the holding deposit is non-refundable.
